Could the gate touching ghost be remnant of the times when the building still stood and it was scary to touch the gate from the other side? As in: they didn't actually enter the manor yard but a ghost came from the house if you touched the gate. And the story persisted even tho the children were on the other side of the gate playing and stuff.
