10:1 the lightning strike went down the outside of the building which was covered in those Aluminium/Polystyrene insulation panels. They might be insulators for heat/cold but a perfect conductor for lightning. At the 4:40 mark you can see this happening.
The strike would have vaporized the Aluminium covered panels as it traveled toward the ground. The vaporized Aluminium provided the perfect conductor for the arc to travel through it to ground, giving it a much intensified and broader flash destroying everything in its path.
